How Much Does Driveway Paving Cost in Toronto?

The cost of hiring a paving company in Toronto is never just the price of asphalt. What you pay depends on how large the driveway is, what surface is there now, whether that surface has to be removed and disposed of, how much excavation and base preparation the job needs, how water drains off the property, how easily trucks and equipment can reach the work area, and whether you are resurfacing, replacing or paving a driveway for the first time. This guide walks through what goes into a paving company’s total price so you can read a quote properly.

Typical Driveway Paving Costs in Toronto

The figures below are produced by the same calculation the DrivewayCheck estimator uses, applied to three driveway sizes Toronto homeowners commonly have. They show the estimated total project price a paving company would be pricing towards, before HST.

  • Small single-car driveway

About 400 sq ft, existing asphalt resurfaced

    $1,850 – $3,200before HST

    $2,100 – $3,650 including HST

  • Standard two-car driveway

About 600 sq ft, existing asphalt removed and repaved

    $4,950 – $7,400before HST

    $5,600 – $8,400 including HST

  • Long shared or laneway driveway

About 1,000 sq ft, existing asphalt removed and repaved

    $8,000 – $11,950before HST

    $9,000 – $13,550 including HST

These are planning estimates before HST, not contractor quotes. No online tool can see your base condition, drainage or site access, and those factors move real pricing in both directions.

What Does a Paving Quote Usually Include?

A driveway paving quote is a bundle of separate operations. Understanding which ones a contractor has priced is the single most useful thing you can do before signing.

  • Site preparation

Protecting landscaping, marking services, setting out the work area and staging equipment before anything is torn up.

  • Removal of the existing surface

Breaking out old asphalt, concrete or interlock. Hard surfaces take longer and produce far more material than asphalt.

  • Excavation

Digging down to the depth the new build-up requires. Depth varies with soil, use and how much base has to be replaced.

  • Gravel and base preparation

Placing and compacting granular material. The base, not the asphalt, is what makes a driveway last through Toronto freeze-thaw cycles.

  • Grading

Setting slope so water runs away from the house and off the driveway rather than pooling on it.

  • Asphalt installation

Laying the binder and surface courses to the specified thickness.

  • Compaction

Rolling the asphalt while hot. Under-compacted asphalt ravels and fails early regardless of how thick it was laid.

  • Disposal

Truck loads and tipping fees for the removed material — a real line item, highest for concrete and interlock.

  • Labour and equipment

Crew time plus excavators, rollers, trucks and mobilisation to and from your street.

Exact inclusions vary by contractor. Two quotes can differ by thousands simply because one includes removal and disposal and the other does not.

Driveway Paving Cost Per Square Foot

Paving companies price by area, so square footage is the starting point: multiply your driveway length by its width. A 20 ft × 30 ft driveway is 600 square feet. A square-foot rate is then applied for the type of work being done.

Where homeowners go wrong is treating that rate as a way to rank quotes. A large share of a paving job is fixed cost — mobilising crews and machinery, hauling material, arranging disposal, working around parked cars on a narrow street. Those costs barely change with driveway size, so on a small driveway they inflate the effective per-square-foot rate, and many contractors also apply a minimum job charge that a small project simply cannot go below.

A quote with a low square-foot rate and thin base preparation is not cheaper than a higher rate that includes proper excavation and disposal — it is a different job. Compare the scope first, then the rate. DrivewayCheck reflects the same effect by adjusting smaller driveways upward and larger driveways downward; the method is set out in How Estimates Work.

Resurfacing, Replacement or New Paving?

Which of these five routes applies to your property has more effect on the total price than anything else in the quote.

  • Resurfacing an existing asphalt driveway

A new asphalt layer over a sound existing surface. No excavation, no disposal, the shortest schedule and the lowest total cost — but only viable where the base is stable and the driveway drains.

  • Removing and replacing an asphalt driveway

The old surface comes out, the base is repaired or rebuilt, grading is corrected and new asphalt goes down. Roughly double resurfacing, and the right answer for sinking, heaving or badly broken driveways.

  • Replacing concrete or interlock with asphalt

The most expensive removal. Concrete slabs and pavers are heavy, slow to break out and costly to dispose of, all before any paving begins.

  • Paving an existing gravel driveway

Much of the granular base is already there, so the work is mostly grading, compaction and paving. Costs sit between resurfacing and full replacement, provided the existing gravel is clean and deep enough.

  • Building a new driveway with full base preparation

Excavating virgin ground, building a proper granular base and paving. Priced high because everything is built from nothing, and it may involve curb cuts or municipal approvals.

For a deeper look at how each project type is priced by material and scope, see the asphalt driveway cost guide.

Example Toronto Paving Projects

Each scenario below is priced with the same DrivewayCheck estimator logic — there is no separate pricing model. Figures are the estimated project price before HST, with the total including Ontario’s 13% HST beneath.

  • Etobicoke bungalow — resurfacing

10 ft × 45 ft (450 sq ft) of worn asphalt with minor cracking, resurfaced

    $2,050 – $3,600before HST

    $2,350 – $4,100 including HST

  • North York semi — full replacement

16 ft × 38 ft (608 sq ft) of cracked asphalt removed, re-based and repaved

    $5,000 – $7,500before HST

    $5,650 – $8,500 including HST

  • Scarborough home — interlock to asphalt

18 ft × 32 ft (576 sq ft) of pavers broken out, hauled away and paved

    $6,800 – $10,250before HST

    $7,700 – $11,550 including HST

  • Rural-edge property — gravel paved

12 ft × 70 ft (840 sq ft) gravel driveway graded and paved with asphalt

    $5,900 – $9,250before HST

    $6,650 – $10,450 including HST

  • Wide double driveway — replaced and widened

18 ft × 42 ft (756 sq ft) replaced, plus 3–4 ft of added width

    $7,500 – $11,900before HST

    $8,450 – $13,400 including HST

Two properties with identical square footage can price very differently once drainage, access and base condition are taken into account.

Why Paving Quotes Can Differ So Much

  • Base condition

A sound gravel base can often be reused. A thin, contaminated or unstable base has to be dug out and rebuilt, which one contractor may have priced and another may not have looked at.

  • Asphalt thickness

Thicker binder and surface courses cost more and last longer. Quotes rarely match on thickness unless you ask.

  • Drainage

Correcting slope, adding a drain or tying into a catch basin is extra work that only shows up in quotes from contractors who noticed the problem.

  • Excavation depth

Every extra inch is machine time, haulage and imported granular material.

  • Disposal

Tipping fees scale with the volume and weight of what comes out — highest for concrete and interlock.

  • Site access

Narrow lots, tight laneways, low wires, overhanging branches and street parking restrictions all slow equipment and add crew hours.

  • Equipment and crew requirements

A contractor who has to bring in a smaller machine, extra trucks or a larger crew prices that in.

  • Minimum job pricing

Most companies have a floor below which a job is not worth mobilising for, which is why very small driveways rarely price proportionally.

How to Compare Toronto Driveway Paving Quotes

  • Compare scope, not just the total

Put the quotes side by side and mark which operations each one actually includes. The cheapest number is often the smallest job.

  • Confirm removal and disposal

Ask explicitly whether the existing surface is removed, hauled away and disposed of, and whether tipping fees are included.

  • Ask about base preparation

Find out whether the existing base is being reused, topped up or replaced, and to what depth.

  • Clarify asphalt thickness

Ask for the compacted thickness of each course in writing rather than a general description.

  • Confirm HST

Check whether the figure quoted is before or after Ontario’s 13% HST, so you are comparing like with like.

  • Understand warranties

Ask what is covered, for how long, and what would void it. Get the answer on the quote, not in conversation.

DrivewayCheck does not recommend, rank or endorse any paving company. The point of these questions is to let you judge the quotes you receive for yourself.

Get an Independent Estimate Before Requesting Quotes

DrivewayCheck is an independent consumer pricing tool, not a paving contractor. You enter your driveway location, its length and width, what the surface is made of now, the type of project you have in mind, its condition and whether you want the driveway widened. The estimator applies current Greater Toronto Area paving cost assumptions, adjusts for driveway size and condition, prices widening separately and shows a range before and after HST.

Having that range before you speak to anyone changes the conversation: you can tell whether a quote is broadly reasonable, and you know which questions about scope are worth asking. The estimate appears immediately and no contact details are required to see it — sharing them to request local quotes is entirely optional.

Frequently Asked Questions

How much does it cost to pave a driveway in Toronto?
Most Toronto homeowners spend somewhere between the low thousands and the mid five figures depending on driveway size and scope. A typical 600 square foot two-car driveway resurfaced usually lands in the low thousands before HST, while the same driveway removed, re-based and repaved commonly costs two to three times more. The total price of hiring a paving company covers site preparation, removal, disposal, base work, asphalt, compaction, labour and equipment — not just the asphalt itself.
How much does driveway paving cost per square foot?
Across the Greater Toronto Area, driveway paving cost per square foot generally runs from about $4 for straightforward resurfacing up to about $15 where concrete or interlock must be broken out and hauled away first. The rate is not fixed: mobilisation, disposal and minimum job charges are spread across the area being paved, so small driveways price higher per square foot than large ones.
Is it cheaper to resurface or replace a driveway?
Resurfacing is cheaper — usually around half the cost of a full replacement — because nothing is excavated or disposed of. It is only appropriate when the base beneath the driveway is still stable. If the driveway is sinking, heaving or holding water, resurfacing simply repeats the same defects in a new layer and the money is wasted.
How long does driveway paving take?
A straightforward residential resurfacing is often completed in a single day. A removal and replacement typically takes one to three working days, since excavation, base preparation, grading and paving happen in stages. Access restrictions, weather, drainage work and curb cuts can extend the schedule. Most contractors ask that vehicles stay off fresh asphalt for a few days while it cures.
Does driveway paving include removing the old asphalt?
Only if the quote says so. Resurfacing quotes deliberately leave the old surface in place. Replacement quotes should state that the existing surface is removed, hauled away and disposed of, and should say whether disposal fees are included. Always confirm removal and disposal in writing, because it is one of the most common reasons two quotes for the same driveway differ.
Should paving quotes include HST?
Many Toronto paving companies quote before tax and add Ontario's 13% HST at invoicing. That means a quote that looks cheaper may not be once tax is applied. DrivewayCheck deliberately shows both figures so you can compare quotes on the same basis — ask each contractor whether their number is before or after HST.
Why are driveway paving quotes so different?
Because the quotes usually describe different work. Base condition, excavation depth, asphalt thickness, drainage corrections, disposal volume, site access and each contractor's minimum job pricing all move the number significantly. A lower quote frequently reflects a thinner asphalt layer, less base preparation or excluded disposal rather than a genuinely better price.
